- Once an initial enquiry is made, one of our team will come to your home to meet you, take some quick measurements, talk to you about what you want to get out of the conversion, talk through all the possibilities with attention to any particular requirements you may have. From here we will draw up a fixed price quotation stating clearly what is included, many people opt to have a quote that offers different options, we’re always happy to do that.
- When the quote is accepted we pass your details on to our experienced architect who will visit you, together with our outline proposal, and with close consultation with you, He will draw up a set of plans to best meet your requirements. Once accepted these will be submitted with engineering calculations for planning approval and building regulation adherence. Notice will be given to the building control of the projected start date of the project, then we’re all set ready to start.
- The building work is almost all done from the outside of the home, maximising your privacy during this time. We operate a payment schedule plan during the project work for a fair reflection of financial outlay for both you as the customer and us as a business.
- Assess the feasibility: Determine if your loft is suitable for conversion based on factors such as height, structure, and access.
- Design the layout: Work with an architect or designer to create a plan for the conversion, including the positioning of rooms, windows, and stairs.
- Obtain necessary permissions: Check if planning permission or building regulations approval is required from your local authority. If needed, submit the necessary applications.
- Prepare the space: Clear out any items or storage from the loft to create a clean, empty area for construction to begin.
- Structural modifications: Reinforce the existing structure, if necessary, to support the added weight and ensure the loft is structurally sound.
- Installation of floors, walls, and windows: Build the new floors, partition walls, and install windows or skylights as per the approved design.
- Staircase installation: Construct a staircase or access point to connect the loft with the lower levels of the house.
- Electrical and plumbing work: Install or modify electrical wiring, outlets, lighting fixtures, and plumbing connections for water supply and drainage.
- Insulation and ventilation: Enhance the thermal performance of the loft by adding insulation to the roof, walls, and floor. Install appropriate ventilation systems to maintain airflow.
- Interior finishes: Complete the interior work, including plastering, flooring, and installing doors, skirting boards, and other fixtures.
- Utilities and amenities: Add heating, cooling, and any desired amenities such as a bathroom, kitchenette, or storage solutions.
- Final inspections: Arrange for building control inspections to ensure compliance with regulations and standards.
- Styling: Add the final touches to the converted space, including decorating, and furnishing according to your preferences.
- Completion and handover: Obtain completion certificates, warranties, and guarantees for the work done. Ensure all necessary paperwork is in order.
- Building inspector visit at the start to check timber sizes, steel sizes and general conformity to all plans that were submitted – report written
- Final visit from building inspector to check completion of works, together with elec and gas certificates, who will then issue a certificate of building regulation conformity for project.
